Natural disasters like hurricanes, tornadoes, earthquakes and flooding can pose extraordinary challenges to the housing industry and the communities they impact. The National Rental Home Council aims to serve as a resource for the single-family rental industry and a clearinghouse for information to establish best practices for current and future disaster response.

Resources for Residents Affected by Natural Disasters

Residents who live in a presidentially-declared disaster area and who lack insurance may qualify for federal assistance from the Federal Emergency Management Agency (FEMA). Use of these funds includes temporary housing assistance and coverage for certain other uninsured losses. Best Practices for Property Managers

The NRHC encourages the following best practices for disaster management:

  • Actively reaching out to residents both pre- and post-disaster via telephone, email and social media to provide up-to-date preparedness information;
  • Maintaining comprehensive insurance on all owned properties to cover wind and flood damage, as well as business interruption costs;
  • Closing offices as necessary for employee safety;
  • Waiving late fees and/or allowing displaced residents to terminate existing leases without penalty if their home was impacted by the disaster;
  • Helping displaced residents and employees find new housing, including housing affected residents in hotels and, if a resident’s home is no longer inhabitable, terminating their current lease and finding them a comparable home;
  • Halting any pending evictions;
  • Conducting timely inspections to determine the extent of the damage and communicating with investors about the extent of property damage incurred; and
  • Reminding all residents to be prepared for emergencies. Residents should have renter’s and/or flood insurance, secure important documents in a safe location and ensure they are prepared for emergencies.
