Overview of Local Legislative Wins and Market Insights
Two bills supported by NRHC were signed by Governor Ron DeSantis and went into effect July 1, 2024. These bills have a significant impact on Legal protections for property owners.
- A huge victory for property owners, the Governor signed HB 621, which put measures in place to protect property rights, increase penalties on squatters, and provide property owners remedies against squatting. The bill eases the process for reclaiming your home from squatters, reduces costly delays, provides hard penalties (including misdemeanor and felony charges) for squatters, those who encourage or teach others ways to scam property owners.
- Another victory for property owners, HB 1203 signed by Governor DeSantis affects the powers of HomeOwners Associations (HOA’s) to fine, assess, and lien property. It requires an HOA to provide property owners a detailed accounting of any amount due, failure of which will result in a waiver of the fines. The bill also requires written notice of any fines including suspensions, and requires deadlines for certain communications and actions.
Looking forward to the opening of the state’s next legislative session in 2025, NRHC/FLRHC will continue to focus on a number of fronts relating to the single-family rental home industry and the rights and protections of Florida rental home owners, operators, and builders. Areas of interest include HOA oversight, property tax administration, and build-to-rent regulations, among others.
