WHAT WE DO

The National Rental Home Council (NRHC) is the non-profit trade association of the single-family rental home industry.

The NRHC supports efforts to strengthen neighborhoods by filling an important need in today’s growing rental housing market. As more Americans choose to rent, our members are providing high-quality homes for lease in safe, desirable neighborhoods, offering access to good schools and a suburban lifestyle that might otherwise be out of reach.

The NRHC represents the owner-operators of these professionally managed homes and the vendors and service providers who support the industry.

NRHC LEADERSHIP

David Howard, Executive Director

David Howard serves as executive director of the National Rental Home Council, the nonprofit organization representing the interests of the single family rental home industry. In this capacity, David is responsible for managing all aspects of NRHC’s operating priorities and directing the organization’s legislative and public policy objectives.

Prior to joining NRHC, David served as chief development officer of the Home Builders Institute (HBI), the workforce affiliate of the National Association of Home Builders (NAHB), where he was responsible for the organization’s overall fundraising, business development, constituent outreach operations, and government affairs activities. In this capacity, David also had oversight for the strategic management and implementation for all philanthropic and corporate fundraising and development programs.

David has also served in executive roles at the Urban Land Institute (ULI), an international research and policy organization supporting sustainable urban development and responsible land use practice; and the National Association of Real Estate Investment Trusts (Nareit), the trade association representing the REIT and publicly traded real estate industry.

 

Chair: Colleen Keating, CEO, FirstKey Homes, LLC

Colleen Keating is Chief Executive Officer (CEO) of FirstKey Homes, LLC, a privately owned, single-family rental home property management company with corporate headquarters in Atlanta, Georgia. FirstKey Homes manages more than 43,000 homes in over 25 major metropolitan markets, including Atlanta, Charlotte, Chicago, Dallas, Houston, Indianapolis, Kansas City, Las Vegas, Memphis, Miami, Orlando, Phoenix, St. Louis, and Tampa/Ft. Myers. With a mission to give our family of residents a place to call home, FirstKey Homes offers homes that are affordable, well-maintained, safe, and located in a variety of neighborhoods.

As CEO, Colleen oversees the development and implementation of business strategy for the fourth- largest institutional operator of single-family rental homes in the United States. She is responsible for strategic management and optimizing company resources deployment across the portfolio. In addition to being CEO, she is a member of the FirstKey Homes board of directors and the executive committee of the board.

Colleen has more than 30 years of executive leadership experience, with deep expertise in consumer-facing hospitality operations. Before joining FirstKey Homes, she served as chief operating officer, Americas, for InterContinental Hotels Group, leading operations for more than 4,000 IHG® hotels across the region. Before her role with IHG®, she was executive vice president of operations for Davidson Hotels & Resorts, one of the largest privately held management companies in the lodging industry. She also spent 17 years at Starwood Hotels & Resorts, where she ultimately led franchise operations for North America.

Colleen is an active leader in the community, serving on several boards and organizations. Colleen attended Western New England College in Massachusetts.

COMMITTEES

The NRHC operates six committees that serve as working groups to advance and promote the association’s priorities. The committees meet on a regular basis and report quarterly to the Executive Board.

Communications & Marketing

Chair: Nicole Conniff, VP of Marketing & Consumer Experience, Tricon Residential

Mission: This committee identifies strategic communications opportunities for the NRHC through proactive education about the industry and assists with press inquiries. Additionally, the Communications and Marketing committee shares best practices, aggregates examples of ways the industry gives back to communities, offers ideas on branding and effective uses of social media, and develops content for the NRHC newsletter.

Finance

Chair: Chris Lau, American Homes 4 Rent

Mission: The Finance committee handles issues related to capital markets and financial reporting, including: an ongoing effort to standardize industry terms and definitions; facilitating engagement with government agencies and government-sponsored enterprises (GSEs) such as the Federal Housing Finance Agency, Fannie Mae and Freddie Mac; improving SFR securitizations; and engaging with Rating Agencies, academic researchers and other thought leaders.

Technology

Chair: Jules Perera, VP, Technology, Progress Residential

Mission: This committee is focused on knowledge sharing and education, working with vendors to identify industry best practices and identifying technologies that will innovate the single-family rental industry. The group also strategizes on ways to solve shared technology issues, such as integration.

Operations

Chair: Alan O’Brien, Executive Vice President of Operations, Tricon American Homes

Mission: This committee is tasked with all aspects of operations throughout the industry, including vendor engagement, renter experience and customer service, development and deployment of technology, asset maintenance and preservation, and more.

Human Resources

Chair: Elizabeth Galloway, EVP and Chief Human Resources Officer, Invitation Homes

Mission: The HR committee seeks to highlight best practices in the field of human resources for use in the single-family rental industry.

Legal and Homeowners Association

Co-chairs: Mark Solls, EVP and Chief Legal Officer, Invitation Homes; Meredith Delcamp, Partner, Shutts & Bowen LLP

Mission: This committee provides strategies to manage legal issues, and reviews HOA and municipality issues affecting the single-family rental housing industry. The committee is tasked with identifying ways the industry can work together to address these issues and highlight how the industry is an important part of the communities in which it operates. Members also discuss best practices for handling issues shared throughout the industry.
